The evidence
Morningside records about ten closed sales a year. That is the whole market, not a sample: roughly 500 houses, most of them held for a long time. Everything below is closed MLS data for the neighbourhood, with the gated Bay Point enclave next door removed — its $8.75M–$29.5M closings sit inside the same map box and would distort every figure on this page.
Quoting a single all-years number here would be misleading. The neighbourhood re-rated after 2023, and the two medians are 27% apart.
